The latest issue of the magazine CAAF Andalucía - Revista el Administrador - focus on squatters. They explain the role of the Administrator and what he/she should do to deal with squatters.

The magazine is published by the Association of Administrators of Properties (Consejo Andaluz de Colegios de Administradores de Fincas) in Andalucía.

Squattering is a problem since it carries costs and trouble for the property owners and the communities. Neighbours are usually affected by noise and unpleasant activities of the squatters.

The role of the Administrator

A professional Administrator can help and advise with the procedures to evict squatters. The Administrator must know the legislation regarding squattering.

Even though, it's the affected property owner that must initiate legal procedures against the squatters, the community of property owners (Comunidad de Propietarios) can also act in case the squatters are carrying out annoying, unhealthy, harmful, dangerous or illegal activities within the community, or activities that are harmful to the property or prohibited in the statues.

According to the legislation, it is the duty of the President of the Community to take legal actions (“Denuncias”) against the squatters in case unwanted activities persist. The Administrator can also take legal actions (“Denuncias”) against the squatters, and it is recommended that the Administrator do so if the President of the Community does not know the procedures.
